We are thrilled to share some exciting updates on the NextDor project!
Over the past few months, we have collaborated closely with civil engineers, the City of Tulsa, and our architects to explore the feasibility of building on the east side of our property, near Yorktown.
During this process, we uncovered essential information about the soil conditions and infrastructure on the proposed site. We found rock starting about three feet below the surface and extending nearly 20 feet deep, impacting where storm and sanitary sewers would need to be rerouted. The estimated cost of relocating these sewer lines significantly exceeded our initial projection of $1 million, with bids coming in at over $3 million. After careful consideration, it became clear that building on the east side would not be economically viable.
We have, therefore, decided to build on our existing property. This solution offers multiple advantages:
• Efficiency: By building on our current site, we can utilize existing parking and create a much-needed covered drop-off area for congregants attending services and events at the Temple.
• Control: Staying on our property frees us from the extended timeline associated with extensive underground work and new neighboring permits, allowing us to control our design schedule and reduce costs meaningfully.
• Reduced Risk: Eliminating complex below-groundwork reduces uncertainty, streamlining both the construction process and budget.
As part of our commitment to sustainability, we are exploring the potential of a ground-source heat pump system to increase the building’s energy efficiency. This system, which uses the earth’s natural heat, will benefit from the larger property footprint.
For added security, the new building will be positioned further from Yorktown and at a safe distance from E. 22nd Place. We envision a thoughtful design for the western side of the building that allows flexibility for future expansions. Landscaping on the east side will include pocket gardens and pedestrian-friendly paths connecting to the existing grassy area, which will remain intact and serve as a beautiful space for large outdoor gatherings.
We are pleased to share that we have now raised $12 million toward our updated $13 million campaign goal. Fundraising efforts will continue, with any surplus designated to our endowment.
